At StyleHouse Home Staging & Design, we LOVE the holidays. The festive decorations, cozy spaces, and little touches that make a house feel like home? We’re all for it. But when it comes to selling your home during the holidays, there’s a time and place for seasonal décor, and your real estate listing photos aren’t one of them.
Of course, we hope every home sells quickly, for full asking price or even more! But part of preparing a home for the market is planning for the what-ifs. What if your home takes a little longer to sell than expected? The last thing we want is for buyers scrolling through listings in January to see Halloween decorations from October.
It’s not about expecting the worst. It’s about preparing for every scenario so your home looks its best for as long as it’s on the market.
So, how can you enjoy the holidays while keeping your home market-ready? Here are our holiday home staging tips for Arizona sellers.
Your home may look absolutely beautiful dressed up for the holidays, but professional real estate photography should highlight your home’s best features, not the holiday on the calendar.
Christmas trees can hide beautiful windows, oversized fall arrangements can overwhelm countertops, and seasonal decorations can distract from the layout buyers should be noticing.
Our advice? Schedule your listing photography before decorating for the holidays, or temporarily remove seasonal décor before your photographer arrives.
Whether buyers discover your listing in November, December, or January, your home should look just as fresh and inviting. Timeless listing photos help keep your property from feeling dated, no matter how long it remains on the market.
Just because your home is for sale doesn’t mean you have to skip the Christmas tree or put your holiday traditions on hold.
Once your listing photos are complete, we say bring on the holiday cheer! Just be a little more intentional about where and how you decorate.
If you’re putting up a Christmas tree, choose a corner that doesn’t block natural light or crowd the furniture. Keep the decorations cohesive with a thoughtful color palette that complements your home’s existing design.
And while we love a little holiday magic, we’d recommend skipping the giant inflatable Santa and reindeer display in the front yard while your home is on the market. Curb appeal still matters, even during Christmas!
The goal isn’t to eliminate holiday decorating. It’s to celebrate the season without distracting from the beautiful home you’re trying to sell.
One of the biggest things we recommend when preparing a home for sale is removing overly personalized décor. Family photos, names displayed throughout the home, and personal memorabilia can make it harder for potential buyers to envision the space as their own.
The same idea applies to holiday decorating!
That Christmas tree filled with family photo ornaments and handmade decorations might be your favorite part of the season, but while your home is listed, consider keeping those sentimental pieces tucked away.
Instead, opt for ornaments in a beautiful, coordinated color scheme. The same goes for stockings! A row of simple, matching stockings can still feel festive without displaying everyone’s names across the fireplace.
Helping buyers picture their own lives in a space, rather than feeling like they’re walking through someone else’s, is one of the most important parts of preparing an occupied home for sale.
Don’t worry, those cherished family decorations will look just as beautiful in your next home!
Everyone has their own holiday traditions, decorating styles, and ideas of what makes a home feel festive. And that’s exactly why keeping your home’s presentation neutral is so important when selling.
When buyers walk through your home, we want them noticing the spacious living room, beautiful kitchen, natural light, and all the possibilities the property has to offer.
Not the oversized Christmas tree taking up half the living room or the collection of holiday decorations covering every available surface.
Preparing an occupied home for sale isn’t about removing everything that makes it feel like home. It’s about knowing what to keep, what to put away, and how to highlight the features buyers will love most.
So decorate, celebrate, and enjoy the season! Just remember that when your home is on the market, a few thoughtful choices can make a big difference in how buyers experience the space. And to bring these tips to life, we had a little fun with AI! Take a look at how the same living room can be presented three different ways, from picture-perfect listing photos to tasteful holiday decorating and a few festive choices we’d recommend leaving out.
